Fees
The Estate Rentcharge is a legally binding covenant that each and every subsequent residential property owner must complete before moving in. Estate Rentcharges are governed by the Rentcharges Act (1977).
Rent Charge Deed 1
RCD1 is calculated across house types, with the formula as set out below. In addition to the charges stated within the table all properties also have a £1 per annum fixed fee under RCD1. The fixed fee is not subject to any increases, RCD1 is a capped charge and is adjusted in line with RPI each year. The cap is reviewed once every 10 years, with the next review in 2030. Details of this review can be found on our Why A Rent Charge page.
Rentcharge Deed 2
The only charge under Rent Charge Deed 2 is a £1 per annum fixed fee. This fixed fee is not subject to any increases.
Rentcharge Deed 3
Where properties have Rentcharge Deed 3 attached to their titles a £1 per annum fixed fee will be charged alongside the relevant RCD3 fee. RCD3 charges vary by site and plot depending upon the local assets they benefit from. For home purchases from the developers, please check with your developer for exact pricing. For resales, please contact the CMO.
